Job Description

We are looking for friendly, energetic people who have the qualifications and skills that match today’s opportunity.  The Credit Administration Department in the Lake Oswego, Oregon Office has a current opening for a Special Assets Officer.  This position is responsible for working out problem loans as assigned, managing and selling bank REO properties, coordinating the listing and selling of properties to include the negotiation of the sale terms, and administering assigned loan and REO assets.  Washington Federal is proud of the high value that we all place on simply being nice when serving our co-workers and Washington Federal clients.

 

Key functions include but are not limited to the following:

 

  • Make sure properties are secured and maintained, and evaluate and recommend repairs/improvements to maximize recovery of investment.
  • Manage foreclosure and bankruptcy process, and disposition of acquired properties to make sure properties are sold for proper value.
  • Review and execute sales and conveyance documents within delegated authority.
  • Provide short-sale evaluations and recommendations.
  • Work with the division and branch managers throughout the process.
  • Evaluate file data including appraisals and consultant reports, complete periodic site visits, and recommend resolution/disposition strategies.

  • Evaluate forbearance/loan modification or deed in lieu as an option to foreclosure.
  • Resolve land development issues, confirmation of final plot approval or completion of property improvements.
  • Coordinate and manage ongoing legal considerations of assigned loan and REO assets.
  • Enforce Borrower/Guarantor agreements and initiate legal action if necessary to collect or recover monies due.
  • Exercise an understanding of legal considerations regarding foreclosure, bankruptcy, enforcement of real property documents and agreements and title issues.

Job Schedule

Full-time schedule; 40 hours per workweek.

Requirements

Position requires a minimum of five years of Special Assets or comparable experience with three additional years of experience specific to one of the primary responsibilities listed.  Bachelor’s Degree in Business Administration, Finance, Construction Management or a related field preferred.  Selected candidate must have an understanding of Microsoft Office, with competency in Excel and an aptitude for database and other standard office programs.  Must hold a valid Driver’s License as selected candidate will be expected to drive to job sites to complete inspections on land or unfinished construction.  Must also be able to walk through unfinished construction sites to complete inspections.
